Looking to Buy in France
France has remained popular throughout the last decade and still boasts to be 'the most visited place in the world' (The Rough Guide 2008). Part of its attraction is its diversity, varied scenery and inexhaustible places to visit. It is still the largest Country in Europe and can provide the home owner with superb flexibility in both climate options and its access to surrounding Europe.
francepropertyfinder.com can take you through the process of researching, buying and renovating your dream home in France, without you moving from the comfort of your own home. We can take the worry out of your purchase and allow you to realise your dream. For those of you who are beginning this process and thinking of going it alone, here are a few useful tips...
Getting you started...
- Thoroughly research your property. Do not be swayed by the lower cost of housing compared to the rest of Europe in any one area. You cannot expect yourself to buy in one weekend visit and hope you have made the right decision.
- Remember that location is paramount and must live up to the type of lifestyle you are expecting.
- Be aware of the local traditions in your chosen area and remember that your local Mayor may have a great deal of sway in the changes you are wanting to make to your home.
- Know your climate - micro climates are very common in France and sometimes, looking at the larger picture will not give you an exact view of the temperature throughout the year.
- Know the law - all Countries have their own way of doing things and France is no different. Do not be caught out by legalities. Remember it is not the Immobilieres responsibility to tell you about local laws and planning information.
- Do not take all information you receive as correct - do your research. Being told your garden begins and ends at a certain point should be investigated. Know about Geometre reports and their importance to your purchase.
- Remember that home surveys are not standard practice in France and even less so in rural areas. Find a good builder / surveyor and know your facts.
- Building land is still very cheap in parts of France and can have your mouth watering at its endless possibilities. Understand that having building permission does not necessarily mean you have permission for land services, i.e water and electricity - do your research.
- Know your taxes and how you are to pay them. Visit the 'Tresor Public' and make sure your billing address is in place.
- Know the language. Speaking French once you are in France can be overcome but for the buying process, we believe it is essential to communicate correctly and know exactly what is being agreed and signed for!
